Reason: In order to comply with the provisions of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

Approved Plans 2) The development hereby granted shall be carried out in accordance with the drawings hereby approved : i. Location plan, Drawing Ref No 1 as dated received by the Local Planning Authority on the 9th December 2019. ii. Proposed site, floor plans and elevations, drawing Ref No ps1193/02 Rev C as dated received by the Local Planning Authority on the 9th December 2019. Reason: To ensure a satisfactory development and to avoid any ambiguity as to what constitutes the permission.

3) The natural slate and natural stone cladding, to the roof and rear (south facing) extension as hereby approved, shall match those in use on the associated main dwelling (The Granary) and the associated detached garage (as approved under application Ref No 17/0473). Reason: For the avoidance of doubt and to ensure a satisfactory form of development on the site.
