Conditions / reason for refusal: Time limit for commencement 1. The development permitted shall be begun before the expiration of three years from the date of this permission. Reason: In order to comply with the provisions of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

Location Plan, received 15 March 2021; iii. North and South Elevations Plan, received 15 March 2021; iv. Plan Elevation (ref: PP-09627054), received 15 March 2021; v. North Elevation Plan (ref: PP-09627054), received 15 March 2021; vi. End Elevations Plan (ref: PP-09627054), received 15 March 2021. Reason: To ensure a satisfactory development and to avoid any ambiguity as to what constitutes the permission.

3. During the construction of the development hereby approved, should land affected by contamination be found, all works shall cease and no development shall re-commence until a detailed remediation scheme has been submitted to and approved in writing by the Local Planning Authority in addition to a risk assessment. The scheme must include an appraisal of remediation options, identification of the preferred option(s), the proposed remediation objectives and remediation criteria, and a description and programme of the works to be undertaken including the verification plan. Thereafter, all work shall be undertaken in accordance with both the approved scheme and current UK guidance, particularly Land Contamination Risk Management 2019. Reason: To prevent harm to human health and the environment.
